Policy and Documentation Updates
Clearer wordings, templates and guidance
We have refreshed a number of policies and supporting documents to make them easier to use and better aligned with how conveyancers work day to day. The updates include:
- updated company and contact details across relevant policies and privacy documentation
- clearer guidance on the use of Demands & Needs templates
- a new disclaimer for Bond of Caution documents
- updated insured use wording on selected products, reflecting the latest planning use classes
- improved Statements of Fact and policy wordings
- general updates to our Possessory Title, Insolvency Act, Contingent Buildings and Contaminated Land policies
We have also brought greater clarity to our escalator clause, with the maximum value calculation now displayed so that the value the policy insures against is clear. This references the value representative of our 200% escalator clause, together with the property value increasing in line with the Lloyds House Price Index.
Broader standard cover on selected online policies
Two of our more frequently used online policies now offer broader cover as standard. Our Mineral Rights policy now includes trespass cover as standard, and we have removed the mandatory requirement for a mineral search where the property is in a built-up area. Our Absence of Easement requirements have been expanded to allow online cover where the owner has not used the access way or services, and where minor alterations have been carried out to the property within the last 12 months.
Importantly, by broadening what can be placed as standard, these changes reduce the number of matters that require a bespoke quotation, helping you keep transactions moving.
Our registered office and correspondence address are changing
From 1 September 2026, please update your records with our new addresses.

Our telephone number and email address remain unchanged.
What this means for you
From 1 September 2026, newly generated policy documents, including converted drafts, will automatically carry the updated addresses, wording and disclaimers. There is no change to how you contact us, and no action is required beyond updating our address details within your own systems, templates and records.
These updates are designed to make our documentation more accurate and straightforward for you and your clients, while continuing to broaden the cover available off the shelf.
